Hard Money - we have it ready to help you make your next deal,
We have hard money “sitting on the sideline”, ready to go to work at a minute’s notice.
You are likely an expert in your neighborhood and you know a deal when you see one. Sometimes there’s just not enough time to go through a banks approval process, underwriting, in
inspections, appraisals, etc. Getting the property locked up and under contract as quickly as possible is key, and your access to instant cash can do that.
EVER NOTICED ALL THE DEALS GO TO THE BUYERS WHO ARE ABLE TO BRING CASH TO THE CLOSING TABLE?
A cash as-is offer speaks volumes and is a great negotiating tool. It can be a key motivating and influencing factor in getting a contract sealed before anyone else does. Unfortunate situations can lead to the distressed sale. Foreclosure, undefinable properties, or forced sale because of job loss, relocation, or a divorce are typical examples of situations where you may be able to obtain a property below market value. Then once the property is secured (under contract) our agents and investors have to our hard money cash.
A FAST CLOSING WITH FEW OR NO CONTINGENCIES
Cash is usually king when it comes to making a great real estate deal. Yet having that cash for the full purchase price of a $100,000, $200,000 or even $300,000 home isn’t feasible for the typical investor or agent. That’s where our immediate access to comes into play, allowing our team of agents and investors to strike on the right deal when it’s hot. Using our money, you can immediately secure the property, and then typically go from contract to closing in under seven days.
HARD MONEY LOANS MAY BE GREAT FOR INVESTORS. HOWEVER, OWNER FINANCING IS TYPICALLY BETTER FOR THE BUYER LOOKING TO PURCHASE A PRIMARY RESIDENCE
Hard Money is great for investors who may need short-term cash to find, secure, and repair a flip property. However, Hard Money is not the best way to finance a traditional sale where the buyer intends on using the property as their personal residence. This is where owner financing may work though.
